What we renovate on Nantucket

R. Bradley Builders has been renovating homes on Nantucket since 2010. The work runs from a single bathroom to a whole-house remodel. A job on Tashama Lane began as a planned two-bathroom remodel and became a whole-house transformation once the scope was clear, which is a common path on older island houses.

How a Nantucket renovation runs

An island renovation carries steps a mainland project never deals with. We plan around them before demolition starts.

Approvals. Nantucket is a National Historic Landmark District. Exterior architectural details across the island are reviewed by the town’s Historic District Commission before work begins, and building permits are issued by the Town of Nantucket. Interior work usually sits outside that review. Anything that changes the outside of the house goes through it. We handle the coordination and tell you which parts of your project are affected.

Materials. Almost everything arrives by ferry. Tile, stone, cabinetry, windows and flooring have to be selected and ordered early, because a missed delivery on an island is not a same-day fix. We order through long-established island suppliers including Island Lumber Company, Shepley, Stonewood Products, Classic Tile and Stone, Nantucket Stone and Housefitters Kitchen and Bath Gallery.

Season. Many island homes are occupied all summer, so most renovation work runs from autumn through spring. If your house is seasonal, tell us early and we build the schedule around the months it sits empty.

Crew. Framing, trim, finish carpentry, cabinetry, built-ins and flooring are done by our own carpenters. Ronan Bradley manages the project as general contractor and coordinates every other trade, including mechanical work with Caswell Mechanical, tile with Classic Tile and Stone and roofing with TT Roofing. Flooring runs through our sister company, Nantucket Wood Floors.

Working on historic Nantucket homes

Ronan Bradley trained through a four-year apprenticeship in Dublin and is certified by London City and Guilds. He worked on luxury homes across Ireland, Wales, Scotland and London before moving to Nantucket in 2010, and brings more than 30 years in the trade to every project. Restoration on an old island house means matching what is already there: the profile of existing trim, the way a stair rail was built, the exposure on a shingled sidewall. Where original material can be saved, we save it. Where it cannot, we replicate the detail so the new carpentry reads as original. R. Bradley Builders is a licensed and bonded general contractor and a member of the Nantucket Builders Association and the Nantucket Island Chamber of Commerce.
