An addition is a build inside a house that is already standing, and that is a different job from starting on a bare lot. New framing has to meet existing structure, a new roofline has to look like it always belonged, and the family usually needs the rest of the house to stay usable while it happens. R. Bradley Builders takes on additions across Nantucket with our own carpenters doing the framing, trim and finish work.

What makes an addition on Nantucket different
Approvals come first. Nantucket is a National Historic Landmark District. Exterior architectural details across the island, including a new roofline, new windows and new sidewall shingling, are reviewed by the town’s Historic District Commission before work begins. Building permits are issued by the Town of Nantucket. We coordinate that process and keep you informed as it moves.
Matching the existing house. The detail that makes an addition invisible is the trim profile, the shingle exposure, the window casing and the roof pitch. Our carpenters do that work in house, which is the reliable way to get new work sitting correctly against an older island house.
Materials arrive by ferry. Lumber, windows, cabinetry and stone all come across on the boat, so ordering and staging sequence matters more here than on the mainland. We order early and work with long-established island suppliers including Island Lumber Company, Shepley and Stonewood Products.
Living through the work. Many island homes are occupied all summer, so a large share of addition work runs from autumn through spring. If your home is seasonal, tell us early and we will schedule around the months it sits empty.
Who does the work
Ronan Bradley trained through a four-year apprenticeship in Dublin and is certified by London City and Guilds. He worked on luxury homes across Ireland, Wales, Scotland and London before moving to Nantucket in 2010, and brings more than 30 years in the trade. He manages every project as general contractor and coordinates the other trades directly. R. Bradley Builders is a member of the Nantucket Builders Association and the Nantucket Island Chamber of Commerce.
