What we build on Nantucket

R. Bradley Builders takes on frame to finish custom home building across Nantucket Island. Our specialty is 2 to 3 bedroom homes, pool houses, guest houses and garage apartments, generally under 2500 square feet. That focus is deliberate. It keeps one dedicated crew on your project and keeps Ronan Bradley on site rather than spread thin across a dozen jobs.

How a Nantucket build actually runs

Building on an island adds steps a mainland project never deals with. We plan around them from the start.

Approvals. Nantucket is a National Historic Landmark District, and exterior architectural details across the island are reviewed by the town’s Historic District Commission before work begins. Building permits are issued by the Town of Nantucket. We handle that coordination and keep you informed at each stage.

Materials. Almost everything arrives by ferry. Lumber, windows, cabinetry and stone all have to be ordered and staged in the right sequence, because a missed delivery on an island is not a same-day fix. We order early and work with long-established island suppliers including Island Lumber Company, Shepley and Stonewood Products.

Season. Many island homes are occupied all summer, so a large share of building and renovation work runs through the shoulder seasons and winter. If your home is seasonal, tell us early and we will build the schedule around the months it sits empty.

Crew. Framing, trim and finish carpentry are done by our own carpenters. Ronan manages the project as general contractor and coordinates every other trade, from excavation through final finishes.

Who does the work

Ronan Bradley trained through a four-year apprenticeship in Dublin and is certified by London City and Guilds. He worked on luxury homes across Ireland, Wales, Scotland and London before moving to Nantucket in 2010, and brings more than 30 years in the trade to every project. R. Bradley Builders is a member of the Nantucket Builders Association and the Nantucket Island Chamber of Commerce.

Where we build

We work across Nantucket Island, including town and the Historic District, Siasconset, Madaket, Wauwinet, Polpis, Surfside, Cisco and Tom Nevers. Recent work includes builds and renovations on Netowa Lane, Wannacomet Road, North Pasture Lane, Lyons Lane, Tashama Lane, Polpis Road and Derrymore Road.
