Caretaking is the work of keeping a house in good order between visits. R. Bradley Builders has looked after Nantucket properties since 2010, through the season and through the quiet months when the island empties out. Weekly checks are the starting point. From there, repairs, maintenance and upgrades sit under our supervision through one point of contact, so a homeowner is not managing six separate trades from off island.

Why an empty house on Nantucket needs watching

Many island homes are seasonal and sit unoccupied through the off-season. Nantucket’s exposed Atlantic position makes salt air, winter storms and freezing temperatures ordinary conditions rather than rare events. Salt works on hardware, fasteners, finishes and window seals all year. A hard storm can lift shingles or open a flashing detail, and the water that follows travels through a wall long before anyone arrives to see it. Freezing weather threatens any line that loses heat.

A regular check exists to catch these things while they are still small. One client reported a squirrel getting into an attic. Our crew came quickly, replaced the destroyed drywall and vents, and assisted the electrician with rewiring. Discovering that same damage on a June arrival would have been a very different job.

Who does the work

Ronan Bradley trained through a four-year apprenticeship in Dublin and is certified by London City and Guilds. He worked on luxury homes across Ireland, Wales, Scotland and London before moving to Nantucket in 2010, and brings more than 30 years in the trade to the properties he looks after. He is a licensed and bonded general contractor.

Carpentry and home repairs are done by our own crew. Specialist and essential services run through a network of skilled trade personnel from Nantucket and beyond, including professionals from New Jersey, Connecticut, New York, Vermont and Maine. We work with Caswell Mechanical and The Dobbert Companies on plumbing, heating and HVAC, TT Roofing on roofs, The Paint Department on finishes, and Island Lumber Company, Shepley and Stonewood Products on materials. Flooring goes to our sister company, Nantucket Wood Floors.

Caretaking alongside building and renovation

We build and renovate on the same island we caretake, so a repair does not have to stop at a patch. If a check turns up rot in a sill, failing siding or a deck at the end of its life, the same company can price and complete the replacement. Larger work gets scheduled around the months your house is empty. Exterior changes go through the town’s Historic District Commission, since Nantucket is a National Historic Landmark District, and we handle that coordination.
